Casa La Luna is a 3 bedroom with 2 bath rustic home (1500 square feet) which includes a gourmet kitchen with nook, family room, laundry area, master bedroom, master bathroom, bedroom with small office, a studio bedroom with kitchenette, and studio bathroom. This property easily sleeps 5 adults and is located in Ojai only 4 miles from the Los Padres National Forest,3 miles from the Ojai Arcade/hops/Libbey Amphitheater and 4 miles from Meditation Mount.
Ojai is a winter mecca for mountain biking cyclists and road cyclist. Special lodging rates and tours are available in conjunction with Project-Ride of Ojai
This rustic home has been been recently remodeled with a gourmet kitchen, master bath with Jacuzzi, all new furniture, all new cabinets, all new floors, all new appliances, all new window coverings, new heat pump air conditioner, new energy efficient pellet stove, two HDTV's with HD satellite receiver, Bose surround sound system, Bluetooth enabled PC, printer, scanner, and copier. Wireless internet inside the home is included. The studio bedroom/bath has new floors, new cabinets with sink, new combination day/trundle beds, HDTV with satellite receiver, refrigerator, microwave, toaster oven, and wireless internet. The master bedroom has a new king size bed. The small bedroom/office includes an orthopedic bed with position and massage controls, IMAC PC, and wireless/bluetooth-enabled printer, scanner, and copier.
The front and back yards have fruit trees and flower beds and are shaded by large oak trees. The backyard has a patio and all grounds are well manicured by gardeners. Both the front and back yards are fully fenced and pet friendly. There is a barbecue on the back yard patio.
The property is 4 blocks from jogging trails and Ventura River Park and 2 miles from the Ventura/Ojai Bike & Walking Trail. The Ojai Trolley stop is directly across the street from this property. The shops or Arcade of Ojai and Libbey Park Amphitheater are 3 miles away. The Los Padres National Forest including hiking, camping, swimming, and hot springs is located 3 1/2 miles away. The Lake Casitas Recreational Center including boating, fishing, swimming and water park is located 4 miles away. The Ojai Valley Golf and Racquet Club is 3 miles away. RENTAL AGREEMENT FOR CASA LA LUNA
The vacation home is located at 202 North La Luna Ave., Ojai, CA. 93023, Phone 805-646-5785
1. CHECK-IN TIME IS AFTER 2 P.M. PST AND CHECK OUT IS 12 P.M. PST. NO Early Check-ins unless granted by permission from the owner, Richard J. Sojka. 2. This is a NON SMOKING home. Smoking is permitted outside the home in the front & back yards and patios. 3. Pets are permitted in this furnished vacation home only with prior written approval. An additional non-refundable pet fee of $100.00 is required for up to three pets. Additional pets require prior permission from the owner, Dr. Richard J. Sojka plus and an additional non-refundable pet fee of $50.00 per pet. This must be received within two (2) days of booking the reservation. Leashes are optional. Pets are allowed to roam freely in the front yard and back yard fenced areas. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time unless the furniture is covered with the blankets located in the master bedroom and office bedroom of this property. Any evidence of pet damage on furniture may incur extra cleaning and repair fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The property owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. 4. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250.00 is required. This must be received within two (2) days of booking the reservation. This deposit will reserve the Casa La Luna property for dates from _______ to _______, 20_1. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met. a. No damage is done to this home or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started or placed in the washer. d. All keys are left with an owner designated property manager or in a lock box and the home is left locked. e. All additional charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged and no items belonging to the owner are removed from the premises. g. NO Early check-in or late check out except by prior permission of the owner. 5. PAYMENT –The BALANCE OF RENT is due upon the completion of your stay per agreement with the owner, Dr. Richard J. Sojka. The means or method of final payment must be agreed to prior to booking the property. A credit card or other means of payment must be on file to cover any incidental charges. If this is not provided, an additional $500.00 deposit is required to book the property. 6. CANCELLATIONS – A three (3) day notice is required for cancellation. Cancellations made more than three (3) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, that are made within three (3) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 7. MAXIMUM OCCUPANCY- The maximum number of guests living in the Casa La Luna property is limited to (9) persons. Additional charges for guests in addition to five (5) will be assessed at a rate of $35.00 per night per person. Additional beds and sleeping arrangements can be made only with prior consent from the owner. 8. INCLUSIVE FEES – Rates include a one-time linen-towel setup. 9. NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate. We do not permit towels or linens to be taken from the Casa La Luna property. Laundry detergent is provided in the bathroom hall way linen closet for use by the guests. 10. RATE CHANGES – Rates subject to change without notice.
11. SPECIAL RATES – All reservations and payments made for a special discount rate are final. There will no further discounts or refunds unless canceled according to Item 6. 12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
14. ADDITIONAL COSTS incurred by guests due to the use of Pay-Per-View Satellite TV, removal of any owner owned items from the property, or damages other than normal wear and tear (Item 4) will be billed to the renter on the final payment. 15. PARKING – Vehicles are to be parked in designated parking areas only. There is room for parking two (2) vehicles by the front gate for the white fence that surrounds the property on La Luna Avenue . Additional parking is permitted on Fernando Street near the back gate to the property. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner 16. THIS IS A PRIVATELY OWNED HOME. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
17. REPORTING REPAIRS OR DAMAGES require immediate action. Any malfunctions of appliances, entertainment equipment, etc. and repairs that must be made on this property must be reported as they occur to the owner or his/her designated maintenance person. No refunds will be granted until a review of the problem has been reviewed by an authorized maintenance person.
18. SPECIAL DISCOUNT RATE for the duration of thi s___ night stay from _______ - _______, 201_ is $______ ($______ per night) including all taxes and fees. The full amount must be paid upon check-out from the property on _______, 201_ unless arrangements (walk-through, etc) are made to verify that the terms of Item 4. (a. thru g.) are met. The refundable reservation/damage deposit of $250.00 and Security Fee of $500.00 (if required) will be held until the owner can verify that the terms of Item 4. (a. thru g.) are met. Any exceptions to this policy must be approved in writing in advance by the property owner or designated property manager.
